Mariano's Fresh Market: One Store Completed as Another Begins

3030 NORTH BROADWAY, CHICAGO

The Mariano's Fresh Market in Chicago's Lakeview neighborhood located at 3030 North Broadway is open for business and has already transformed a formerly vacant site into a vibrant, pedestrian-friendly "town square."

The 3030 North Broadway development is a 260,000 square foot new mixed-use, multi-story retail development housing a Mariano’s Fresh Market, XSport Fitness, two levels of decked parking totaling 245 parking spaces and 7,500 square feet of small retail shops on the ground level.

ICI is responsible for building the Mariano's Fresh Market within the development; housed in 73,000 square feet on both the first and second levels.

The completion of this location marked ICI’s third Mariano’s grocery store. Past projects include a ground up store in Orland Park, Illinois and the build-out of another urban store in Chicago's Ravenswood neighborhood.

LOMBARD, ILLINOIS

Upon completion of the 3030 N. Broadway store, ICI transitioned to the construction of another ground up Mariano’s store; this time located in Lombard, Illinois.  Bradford Real Estate and The Kroger Co., new parent company of Roundy’s (who owned the Mariano’s Fresh Market label), hired ICI for the demolition of an existing Kmart Store at the corner of Roosevelt and Finley Roads in Lombard, Illinois.

The 10.5 acre parcel was scraped to make way for a new 74,000 square foot Mariano’s Fresh Market.

Sitework is currently underway and is anticipated to be complete in late fall 2016. The store will be constructed through the winter months and is targeted for a fall 2017 completion.
